The frame footprint is not the same as the roof envelope, usable interior, delivery route, or legal building area. Measure each separately before the site, foundation, or layout is fixed.

Make a site record

Record the property boundary, easements, existing structures, grade, drainage, trees, utilities, access points, and a benchmark elevation. A survey or site plan may be necessary where boundaries, slopes, or easements are uncertain.

Measure the proposed building area at the ground, then add the parts that extend beyond it:

  • roof overhangs, gutters, downspouts, and snow or ice fall zones;
  • doors, ramps, steps, braces, equipment, and maintenance paths;
  • retaining walls, fences, trees, utility equipment, and neighboring structures;
  • construction, staging, emergency, and future access areas.

Provider drawings may define “width,” “length,” “height,” and “footprint” differently. Mark the frame line, roof edge, finished floor, side/eave height, peak height, and clear opening separately.

There is no universal “three-foot,” “six-foot,” or “ten-foot” site rule that overrides a utility requirement, code setback, product instruction, or safety standard. Verify the applicable authority and project documents.

Height and roof envelope

Side or eave height, peak height, door height, and interior clear height are different values. Roof pitch, braces, insulation, lights, gutters, and interior finishes can reduce usable clearance. A vehicle or RV measurement should include mirrors, antennas, vents, slide-outs, awnings, and other operating positions.

Access route

Measure from the public road to the pad, not only the final driveway opening. Check gate width, turning radius, grades, bridges, soft shoulders, overhead obstacles, weather conditions, and staging space. The delivery provider or installer must confirm the actual vehicle, equipment, and safe working clearances.

Handoff checklist

Before site work or delivery, keep a copy of:

  1. the dimensioned site plan and property survey, if applicable;
  2. the frame and roof envelope for the exact building;
  3. the current zoning, setback, easement, utility, flood, and fire information;
  4. the foundation and anchor layout;
  5. the delivery route and site-readiness requirements;
  6. the person responsible for approving any field deviation.
