An attached garage addition and a detached metal building solve different site and building problems. The useful comparison is not the shell price alone; it is the boundary of the work, the connection to the existing home, the site available, and the approval path.

What changes with an attached addition

An attached addition must coordinate with the existing roof, walls, foundation, utilities, drainage, fire separation, energy requirements, and interior access. Older homes, historic properties, unusual foundations, and constrained lots can make the connection itself the dominant design question.

Ask how the project will address:

  • foundation and settlement differences between old and new work;
  • roof and wall weatherproofing at the connection;
  • fire separation and egress;
  • electrical, mechanical, and plumbing changes;
  • driveway, drainage, utility, and construction access;
  • setbacks, lot coverage, historic review, or neighborhood rules.

What changes with a detached building

A detached building keeps the structural boundary separate, but it does not remove site work. Confirm the building location, setbacks, easements, access route, utilities, foundation or approved base, drainage, flood and fire conditions, and the responsible review office.

Delivery and assembly are also property-dependent. The completed project may include design, permits, site preparation, foundation, anchors, delivery, installation, doors, windows, insulation, electrical, and utility work in addition to the structure.

When each option is a poor fit

  • An attached addition deserves caution when existing foundation, roof, utility, fire, or historic conditions are unknown.
  • A detached building deserves caution when setbacks, access, slope, drainage, flood exposure, or foundation location are unresolved.
  • Neither option should be evaluated from a shell price without listing the complete scope and exclusions.

Compare both options using the same categories:

  • survey, design, engineering, and permit fees;
  • foundation, grading, drainage, utility trenching, and driveway work;
  • doors, windows, insulation, ventilation, electrical, and finishes;
