Premium coatings, compatible hardware, detailing, washing access, inspections, and replacement planning raise initial or lifecycle cost. Compare expected maintenance as well as purchase price.
Common mistakes
- Assuming galvanized means corrosion-proof.
- Mixing incompatible metals or ignoring cut edges.
- Relying on paint warranty length without reading exposure exclusions.

Salt, humidity, fog, standing water, and airborne pollutants can increase corrosion risk. The correct response depends on the site’s exposure, the complete material system, connection details, maintenance access, and the written limits of the product and coating warranties.
There is no universal distance-from-the-coast rule that substitutes for an exposure assessment. A site near a sheltered bay, an open ocean, an industrial area, or a fertilizer operation may present different conditions even at similar distances.
Compare insulation, air control, vapor control, ventilation, thermal bridging, fire, and retrofit questions for metal buildings.
Identify the exposure
Record the conditions that can keep salt or moisture on the building:
- distance and direction from saltwater or brackish water;
- prevailing wind, fog, spray, rainfall, and sun exposure;
- sheltered or exposed eaves, laps, gutters, base rails, and fasteners;
- soil contact, splashback, drainage, irrigation, and standing water;
- fertilizer, livestock, pool chemicals, industrial fumes, or other contaminants;
- access for washing, inspection, touch-up, and component replacement.
Review the complete corrosion system
Gauge, galvanizing, paint, fasteners, trim, anchors, welds, cut edges, and dissimilar-metal interfaces should be reviewed together.

Do not treat a product name, a nominal coating designation, or a thicker tube as a complete corrosion specification. Ask for the documents that apply to the actual configuration and site.
Wind and corrosion are separate reviews
Coastal locations may also have high wind, flood, seismic, or erosion conditions. A wind-rated connection is not automatically a corrosion-resistant connection, and a corrosion-resistant finish does not establish wind capacity. Review the load path and the corrosion system separately, then coordinate them at anchors, openings, roof edges, and the foundation.

Maintenance plan
Create a written schedule appropriate to the exposure. At a minimum, it should identify:
- Fresh-water rinsing or washing methods that do not damage coatings, seals, or flashing.
- Inspection points at fasteners, washers, laps, eaves, base rails, doors, windows, and cut edges.
- Removal of salt, sand, leaves, soil, and other debris that holds moisture against steel.
- The approved primer, touch-up, sealant, and replacement method for damaged areas.
- Who records inspections and how the records relate to the written warranty.
Avoid high-pressure cleaning or incompatible chemicals unless the coating and panel manufacturer permits them. A maintenance task should not create new damage or force water behind the envelope.
Questions before the design is fixed
- What exposure category or corrosion environment was assumed?
- Which components are galvanized, painted, stainless, coated, or otherwise protected?
- How are dissimilar-metal contacts isolated or detailed?
- Where will salt, soil, or water collect, and how will it drain?
- Can fasteners, base rails, gutters, and panel laps be inspected and replaced?
- What maintenance, inspection, and warranty records are required?
