Understanding Structural & Material Warranties

Last Updated:

Warranties protect your investment and validate the structural integrity of your metal garage. Steel Building Advisor ensures readers understand the differences between framing warranties, paint coat warranties, and short-term installation workmanship guarantees.

Here is what you need to know about the industry’s standard protections. The 20-year rust-through coverage below is tied directly to steel gauge — it’s worth reading both pages together before you compare quotes.

1. 20-Year Limited Rust-Through Warranty

The foundation of a steel building’s durability guarantee.

  • Coverage: Guarantees that the vertical frame tubing will not corrode or rust completely through, leading to structural instability, for a full 20 years.
  • Gauge Specifics: This warranty is exclusive to 12-gauge framing. Standard 14-gauge framing typically only comes with a 1-year workmanship warranty. Furthermore, this 20-year warranty applies to the steel tubing only—it does not cover the exterior sheet metal.
  • Requirements: Siding and trim panels must remain clear of damp soil, compost, or standing water pools, which promote premature corrosion and void the coverage.

2. 10 to 40-Year Paint Finish Warranty

Covers the baked-on protective finish applied to the sheet metal roofing and wall panels.

  • SMP (Silicone Modified Polyester): Standard paint finish offering excellent UV resistance and fade protection, typically warrantied for 20 years against peeling, cracking, and chalking.
  • PVDF (Kynar 500): A premium fluoropolymer coating offering maximum fade resistance. Often warrantied for up to 40 years, recommended for high-desert regions with heavy direct sunlight.

3. 1-Year Workmanship / Installation Guarantee

Covers the manual setup and installation of the building.

  • Coverage: Protects against leaks, misaligned panels, loose framing bolts, or incorrect sheet overlap. Note that this often does not cover skylight leaks or water coming in from underneath the base rail or doors.
  • Duration: Typically spans 1 year for both 14-gauge and 12-gauge buildings.

4. 90 MPH Wind Warranty

Many premium buildings offer a certified wind warranty, but it comes with strict conditions:

  • Anchor Requirements: You must purchase the specific anchor package required for your building’s size and foundation type.
  • Concrete Support: For units with legs 10 feet or taller, a concrete support package is often required to validate the wind warranty.
  • Validation: For the warranty to apply during a wind event (under 90 MPH), the base rail must be completely ripped out of the ground or concrete. It does not cover catastrophic natural disasters (like tornadoes) that exceed the structural design limits.

[!CAUTION] Actions That Void Your Warranties Manufacturers are strict about alterations. Doing any of the following will typically void all warranties immediately:

  • Relocating the Unit: Moving the structure from its original installation site (or even having it moved by anyone other than the original certified contractor).
  • Modifications: Adding aftermarket shelves, cutting into the framing, running electrical wiring through the tubing, or adding extensions to an existing unit.
  • Roof Style Limits: Horizontal roofs longer than 31 feet often carry no warranty against leaks due to their tendency to trap water along the horizontal ribs — see vertical roof systems for the alternative.
