Delivery day is the point where the contract, approved configuration, site work, foundation, access, and installer requirements meet. A site can have enough room for the finished building and still be inaccessible to the delivery vehicle or unsafe for the crew.
Obtain the provider’s written site-readiness and access criteria early. Do not rely on a generic truck size, working clearance, power distance, or foundation tolerance.
Measure vehicles, equipment, doors, circulation, storage, and the building envelope before fixing width, length, and height.
1. Confirm Responsibilities Before Scheduling
Use the contract and a written pre-installation checklist to identify who is responsible for:
- permits, approved plans, inspections, and required documents;
- boundary, utility, and underground-service verification;
- grading, drainage, foundation, anchors, and curing time;
- delivery access, gates, bridges, overhead clearance, and road conditions;
- staging area, lifting equipment, power, sanitation, and site security;
- unloading, assembly, doors, accessories, sealants, cleanup, and debris;
- weather delays, failed trips, return visits, storage, and change orders.
If a responsibility is not assigned, treat it as unresolved rather than assuming the installer will handle it.
2. Check the Full Access Route
Measure from the public road to the building pad, not only the final driveway opening. Check:
- gate and road width;
- turning and backing space;
- grades, dips, crowns, and soft shoulders;
- bridge, culvert, pavement, and soil capacity;
- trees, wires, eaves, and other overhead obstacles;
- wet-weather access and emergency turnaround;
- neighborhood, HOA, or delivery-hour restrictions.
The provider should confirm the delivery vehicle, trailer, equipment, and required clearances for the actual shipment. A site measurement checklist can organize the questions, but it is not a transportation assessment.
[!WARNING] Never move or work near overhead electrical conductors based on a visual clearance estimate. Contact the utility and delivery provider when the route may conflict with energized lines.
3. Prepare the Pad and Working Area
The finished base must match the final building and foundation documents. Confirm:
- frame footprint, roof footprint, overhangs, and finished elevations;
- anchor locations and any conflicts with reinforcement or utilities;
- level, flatness, compaction, drainage, and surface requirements;
- clear working and equipment areas around the footprint;
- where materials can be unloaded without damage or contamination;
- which site features must remain protected.
Providers define footprints and overhangs differently. Build from coordinated drawings rather than assuming the base rail is a fixed amount shorter than the roof.
Review ground leveling, foundation planning, and anchoring systems before declaring the site ready.
4. Plan for Safety, Utilities, and Weather
Keep children, pets, customers, vehicles, and unrelated workers outside the agreed construction zone. Mark underground utilities through the applicable locating service and disclose private lines, septic systems, irrigation, and other owner-installed services that a public locator may not mark.
Ask the installer what power, equipment, access, lighting, water, and weather conditions are required. If the crew supplies a generator, lift, crane, or other equipment, confirm whether it is included in the quoted scope.
Get delivery terms in writing
Before scheduling, ask for the delivery and installation requirements in the proposal or a separate site-readiness document. If a term is missing, treat it as an open question instead of assuming it is included.

5. Inspect Before Final Acceptance
Compare the completed work with the contract, approved drawings, installation instructions, and inspection requirements. Record issues with dated photos and written notes.
Check, as applicable:
- overall dimensions, elevations, and clear openings;
- frames, braces, fasteners, anchors, and visible connections;
- panels, laps, trim, closures, sealants, and roof penetrations;
- doors, windows, locks, and accessories;
- scratches, dents, missing parts, debris, and site damage;
- labels, manuals, warranties, engineering documents, and inspection records.
Do not sign a statement saying work is complete or satisfactory until you understand how open items will be documented and resolved. Coordinate final payment with the actual contract terms and approved correction list.
